Kristin Duncan | Short Sale Negotiation | Transaction CoordinatorMy name is Kristin Duncan and I started this company because I truly enjoy the real estate industry.  As owner of the company I offer a strong and diverse background in real estate.  Having been an Escrow Officer for several years and having worked for one of the most successful REO listing agents in Orange County, I have developed a unique blend of experiences to do the job.  I not only have an eye for detail but have also developed close relationships with numerous Asset Managers.  I am familiar with how they process not only their short sale inventory but their REO inventory as well.  In addition, I attend seminars whenever possible to make sure I am up to date on the constant changing market.  Which means that I am an invaluable asset to any agent who knows that their time and energy is best spent selling properties and utilizing me as the person to dot the I’s and cross the T’s.

 

Short Sale Processing

The processing of a Short Sale transaction can often times be a very drawn out and frustrating process and because of that many agents don’t want to have anything to do with that sort of transaction.  But when considering where the market is today and will remain for the next few years, you really don’t want to miss out on the money making potential, and that is where my team comes in.

From the moment you and the seller have executed a Listing Agreement I will be there to handle the gathering and submitting of the necessary paperwork to the banks for their acceptance. Once an offer has been accepted by the bank and escrow opens  I would then turn the file back over to you unless you were to use my Transaction Coordinating services as well.  If you do choose to use my company for both services I do offer discounted rates which are stated in the “Schedule of Fees” portion of the employment contract.

Call out Counters and assist in Negotiations.

Knowledge and understanding of HAFA, Freddie Mac HAFA.
